See the first affordable housing communities funded by the Enterprise Green Communities Offset Fund. These developments offset hundreds of metric tons of CO2 and feature many energy- and money-saving green features.


Silver Gardens – Albuquerque, N.M.

Developer: Romero Rose LLC & the Supportive Housing Coalition of New Mexico
CO2 Offset: 660 metric tons over ten years 

The nation’s first development to receive funding from the Enterprise Green Communities Offset Fund, Silver Gardens has 66, platinum-certified affordable apartments.

Green Features
  • Vertical axis wind turbine used to generate electricity onsite
  • Rainwater runoff collected and re-irrigated onsite
  • Uses 22 percent less energy than conventionally constructed complexes, helping residents save on energy bills

Riverwalk Point II – Spokane, Wash.

Developer: SNAP, with Beacon Development Group as consultant 
CO2 Offset: 494 metric tons over ten years

Estimated to perform 43 percent better than conventional buildings, Riverwalk Point II has 51 affordable apartments plus one straw bale community building in Washington state’s first certified Energy Star multifamily housing development.

  • “Green area” sprinkler systems to reduce evaporation

M Station – Austin, Texas

Developer: Foundation Communities 
CO2 Offset: 2,289 metric tons over ten years

150 affordable apartments in the first residential development in Austin’s new Transit-Oriented District.

Green Features
  • Car2Go-friendly parking spots and all drought-tolerant landscaping
  • Low-flow water fixtures and Energy Star appliances and fixtures
  • Metal reflective roof for durability and radiant barrier, Low-E windows with shading and solar screens, energy-efficient climate control and filtered HVAC system
  • Low-VOC paints, sealants and adhesives with ceramic tile throughout leading to reduced chemical exposure
  • Multiple walk/bike paths integrated throughout the site using permeable concrete
  • Substantial planned staff and resident education about green-living at the property 

Temple I North – Philadelphia, Pa.

Developer: 1260 Housing Columbus Property Management
CO2 Offset: 822 metric tons over ten years

58 rehabilitated historic townhomes in North Philadelphia.

  • Cool roof system which will deflects sunlight
  • Low-E windows and extra insulation
  • Low-VOC paints, low-flow plumbing fixtures, Energy Star light fixtures

CO2 Offset: 570 metric tons over ten years

48 affordable apartments with community spaces and laundry.

Green Features

  • High-efficiency ducted mini-split HVAC systems
  • Solar thermal hot water system for laundry
  • Low-VOC paints
  • FSC lumber
