As housing prices in many areas across the country increasingly exceed the financial reach of a number of moderate-wage workers, a critical demand for workforce housing has emerged. People working the jobs that allow communities to function successfully—the civil servants, police officers, fire fighters, teachers or health care professionals, for example—cannot afford to buy or rent a home in the communities in which they work.
Through our Workforce Housing Family of Funds, Enterprise will provide the critical liquidity for quality housing for families earning between 80 to 120% of area median income. These funds will address the overwhelming need for workforce housing.
One such fund is the Maryland Regional Workforce Housing Fund targeted toward housing development in the Maryland, Northern Virginia and Washington, D.C. regions.
The Maryland Regional Workforce Housing Fund I, LLC
- A “double bottom line” private equity Fund
- Provides a financial bottom line that delivers returns commensurate with direct private equity fund investing
- Provides a social bottom line - committed to delivering workforce housing stock to families earning median income, but priced out of the housing market
- Diverse portfolio of equity/sub debt investments in housing developments with a typical life of 3-4 years
- For-sale and rental residential developments, mixed-income and mixed-use (with some retail/office components)

Workforce Housing Endorsement Coalition
Applications from developers and builders are now being accepted by the Workforce Housing Endorsement Coalition, sponsored by the ULI Terwilliger Center for Workforce Housing. The program recognizes development proposals that exemplify workforce housing principles.
